If you’re buying in a neighborhood with an HOA, don’t just ask how much the dues are.

South Carolina’s seller disclosure law specifically includes whether the property is subject to an HOA, because that can come with rules, limits, and financial obligations.

Before you buy, ask:
What are the dues?
Are there transfer fees?
Are there rental restrictions?
Any parking rules?
Any fence, shed, or exterior approval requirements?
Any pending assessments?

Selling your home “as is” in South Carolina does not mean buyers should skip due diligence.

SC law allows parties to agree to sell property “as is,” but that does not remove the buyer’s obligation to inspect the property.

So whether you’re buying or selling in Greenville, Travelers Rest, Greer, Taylors, or Easley:
“As is” does not mean no inspections
“As is” does not mean no negotiation
“As is” does not mean unknown issues do not matter

It usually means the seller is not agreeing up front to make repairs. That’s very different.

A South Carolina closing fact a lot of people outside our state don’t know:

For mortgage loans tied to real estate, the borrower’s attorney preference matters.

South Carolina law requires the creditor to determine the borrower’s preference for legal counsel for the closing, and the South Carolina Department of Consumer Affairs continues to describe attorney preference as part of the state’s mortgage-closing rules.

So if you’re buying a home here, your closing attorney is not just some random name that appears at the end.

Ask questions.
Know who is handling the closing.
Make sure you understand the title work, closing figures, and documents before signing day.

South Carolina buyers and sellers: your real estate relationship matters more than a lot of people realize.

In SC, agency is not just assumed. State law says an agency relationship has to be created in writing.

That means talking to an agent, touring homes, or asking questions does not automatically make you a client. The details of representation matter.

Buyers should know who represents them.
Sellers should know who represents them.
And everyone should understand the difference between client service and customer service.

That conversation should happen early, not at the last minute.

Before you buy a house or lot, check the flood zone.

Not because the property is automatically a bad buy.
Because surprises are expensive.

FEMA’s Flood Map Service Center is the official place to look up flood hazard information, and the City of Greenville also points property owners to flood map tools and flood zone verification resources.

Flood status can affect:
Insurance costs
Lender requirements
Future building plans
Drainage concerns
Resale conversations later

Especially in parts of Greenville and near creeks, low areas, and certain undeveloped tracts, this is worth checking early.

A very local land tip for Greenville County:

Not every parcel is zoned.

Greenville County says some properties are unzoned. If a parcel is unzoned, it is not subject to the county use table the same way zoned property is. But development still has to comply with Greenville County Land Development Regulations.

So if you’re looking at land around Travelers Rest, Taylors, Tigerville, or other unincorporated parts of Greenville County, do not assume “unzoned” means “anything goes.”

Always check the GIS map, the county rules, access, utilities, and the actual intended use before you buy.

Thinking about buying land in the Upstate?

Do not just look at the view and the acreage.

Before you buy land in South Carolina, you need to know:
Is public water available?
Is public sewer available?
If not, can the property support a septic system?
Will you need a well?
What is the zoning?
Is there legal access?
Is any part of it in a flood area?
Will the land actually work for the home or use you want?

South Carolina’s environmental agency specifically says to check water and sewer availability before buying land. And if there’s no sewer, you may need septic approval before you can even move toward building.

Land can be a great purchase, but it can also get expensive fast if you skip the boring homework.

Good news: the market’s finally leveling out.

The market really does feel stuck right now — but not in a bad way. More like it’s finally catching its breath.

Homes built in the last few years are competing with strong builder incentives, so we’re seeing this interesting gap between “new-new” and “recent-new.” It’s not a crisis… just a different landscape compared to the 2021–2022 frenzy.

Even with 30-year rates dipping back into the low-6s, buyers are taking their time — and honestly, that’s not the worst thing. Homes aren’t disappearing in 24 hours anymore, which means people can make more intentional decisions.

Here in Greenville:

• Inventory is up (around 6,500 homes — about 41% more than last year)
• Homes are taking a bit longer to sell (averaging ~54 days)
• Prices are still steadily growing (up around 3–4% year over year)

Overall, it’s a calmer, more balanced market — and for a lot of people, that’s a good thing.
