Hot take: buying a house in the suburbs and commuting to the city is one of the worst financial decisions a working-class family can make.

Two cars. Two transportation systems. Property taxes with no end in sight. Every dollar that could be building wealth is vanishing into a driveway.

Run the numbers over 30 years and the gap between urban homeowner and suburban homeowner, invested at a modest 7%, exceeds $3.5 million.

That's not a rounding error. That's a retirement.

New investors think incentives and grants are free money. They're not.

They come with requirements, timelines, consultants, and compromises. And sometimes chasing them costs you more than they're worth.

When we were developing our Troy, NY project, we found four major incentive programs worth up to six figures. We only pursued two. One would have forced us to gut our project. Another would have doubled our construction costs just to qualify.

The lesson? Build a deal that works without the incentives. If you get them, great. If you don't, you're still fine.

In the quest for our new property in 2024, we deliberately chose to bypass some significant tax incentive programs and subsidies.
