Ten months waiting. Two months working.

That's been my experience developing a historic building in downtown Troy.

We finally began the major demolition phase, including taking down a dangerously deteriorated carriage house and removing decades of additions that no longer belonged.

One lesson stands above all the rest: if your recurring income doesn't exceed your recurring expenses, delays will eventually defeat you.

We are almost two full years into our Troy historical district project, and the real work is just starting.

Because sometimes the cheapest money is the most expensive loan...

When financing our redevelopment in Troy, I was clear that some of the most important terms were buried deep inside the term sheet. Draw schedules, amortization periods, prepayment penalties, guarantees, and lender flexibility all had a bigger impact on the project than a quarter-point difference in rate.

A term sheet isn't really a lending document. It's a risk document.
