Next Saturday, a lot of small feet are coming up your front steps in the dark.

Six checks for this weekend: push on the handrail, sweep the wet leaves off the walk, replace any dead outdoor bulbs, pressTEST on the outdoor outlets before the decorations go up, run cords along the edge of the path instead of across it, and keepreal flames away from dry leaves.

Royal Oak, Ferndale, Grosse Pointe, Detroit. A lot of the houses buyers love here were built before 1960, and they come with a few things we see on almost every inspection.

Knob-and-tube wiring. Galvanized water pipes. A clay or cast-iron sewer line. A fuse box. Paint from before 1978.

Not all home inspections are created equal. And buyers shouldn't have to find that out the hard way.

A thorough inspection takes time. It takes experience to recognize when something that looks minor deserves a closer look. And it takes good judgment to explain a concern without turning it into a catastrophe.

Because here's the thing: an inspector has a lot of influence during one of the biggest purchases someone will ever make.

That influence comes with responsibility.

The buyer is trusting you to be thorough, be objective, tell them what you know, and be clear about what you don't.

They're not hiring you to tell them whether to love the house. They're hiring you to help them understand what they're buying.

Vacant houses get shut down for winter. The water is turned off, the lines are drained, and sometimes the power and gas are off too.

That protects the house. It also means nobody can test the plumbing, the outlets, the sump pump, or the water heater until everything is back on. Those items show up on your report as "not tested," and that's the information you were counting on.

The fix is simple. Ask your agent to request de-winterizing and utilities through the listing side the day your offer is accepted, then confirm 48 hours before inspection day.
