Small flashing. Big problem.

A missing kick-out flashing may not look like a major issue during a home inspection…

But this small piece of flashing is what helps direct roof water away from the siding and wall cavity.

When it’s missing, water can run behind the siding, damage sheathing, create hidden rot, and eventually lead to mold or interior leaks.

This is one of those defects that can be easy to overlook — until it becomes expensive.

During a home inspection, we’re not just looking at the roof.

We’re looking at how the roof, siding, gutters, and drainage all work together to protect the home.

One of the most common questions buyers ask at the end of an inspection is:

“Does the house pass or fail?”

The real answer? Neither.

A home inspection isn’t a pass/fail test.

It’s a clear breakdown of what’s going on with the home, including major concerns, recommended maintenance, repairs, safety items, and anything that may need a closer look.

From there, the buyer gets to decide what they’re comfortable with.

That’s why the inspection matters.

It gives buyers the information they need to make a confident decision instead of guessing, assuming, or finding out the hard way after closing.

For agents, this is also why having the right inspection partner matters. Clear information helps your clients understand the home without unnecessary panic.

Today I had the chance to inspect what might be the best crawlspace in Royal Oak, MI.
Tall enough to move around.
No dust.
No cobwebs.
No standing water.
No strange smells.
No surprise animals.
Home inspectors know… this is the crawlspace dream. 😂
Most crawlspaces tell a much different story, which is exactly why a thorough home inspection matters. Whether it’s moisture, insulation issues, pests, plumbing concerns, or foundation clues, the crawlspace can reveal a lot about the condition of a home.

Buying a home in Royal Oak or Southeast Michigan? Don’t skip the crawlspace inspection.

Great inspectors shouldn’t be buried in the parts of the business that pull them away from inspecting.

Scheduling.
Follow-ups.
Systems.
Marketing.
Growth.
Admin.
All the things that somehow end up on your plate when all you really want to do is the work you’re actually great at.

At Total House Inspection, we believe the best inspectors should be inspecting.

That’s why we’ve built the support, systems, scheduling, and team structure behind the scenes so inspectors can focus on doing their best work without carrying the entire business on their back.

If you’re an experienced inspector who’s tired of doing everything alone, this might be the conversation you’ve been waiting for.

Let’s talk.

When your inspector shows up on short notice, takes the time to be detailed, and still makes the experience comfortable for the whole family — that’s the Total House Inspection difference. 👏

Great job, Chris! Thank you to our client for trusting us with their condo inspection and for sharing such kind words.

A lot of buyers hear “radon test” and assume it is complicated.

It is not.

We place a radon monitor in the home for a testing period to measure radon levels in the air. The monitor collects the information needed so buyers can better understand whether elevated radon levels may be present before closing.

No digging.
No tearing anything apart.
No major disruption.

Just valuable information about the home you are buying.

For buyers, radon testing can provide real peace of mind.

For agents, it is one more way to help your clients make confident, informed decisions before they get to the closing table.

This is Radon Tuesday Tip #3. Follow Total House Inspection for more home safety tips.

Your energy is something you manage, not something you wait for.

Not all home inspections are created equal.

This isn’t like booking a flight where you can survive a bad experience for 2 hours.

A rushed inspection…
missed issues…
poor communication…
or a weak report…

can cost buyers thousands after closing.

We’re not the “cheapest seat available.”

We’re the team that takes the time to explain the house, answer questions, and help clients make confident decisions.

Because when it comes to buying a home…
you don’t want the Spirit Airlines version of a home inspection.

You want clarity.
You want experience.
You want to know what you’re walking into.

That’s the difference.

🚗 A normal day in the life of a home inspector... until it isn't.
The day started with routine radon monitor pickups, but a last-minute home inspection request changed the schedule fast.

Today's route: 📍 Troy → Monroe → Livonia → Ypsilanti → South Lyon → Macomb → Clawson
About 150 miles on the road, multiple stops, changing priorities, and one mission: helping our clients make informed decisions about their homes.

This is what happens behind the scenes that most people never see. Flexibility, problem-solving, and being ready when clients and agents need us.

Whether it's a scheduled inspection, radon testing, sewer scope, or a last-minute inspection request, our team is committed to showing up and getting the job done.

Need a home inspection anywhere in Southeast Michigan? We're here to help.

Agents spend so much time in the grind that they can forget how valuable the right room can be.

Showings. Contracts. Clients. Deadlines. Problem-solving. Repeat.

But growth doesn’t usually happen when you’re only talking to the same people, seeing the same problems, and staying inside your usual circle.

That’s what stood out at the eXp Detroit Regional Rally.

Events like this give agents a chance to connect with people outside their day-to-day, learn from strong producers, build relationships with industry partners, and get around bigger conversations.

At Total House Inspection, that matters to us because better relationships make better transactions.

When agents, inspectors, lenders, title partners, and industry professionals actually know each other, communication improves. Clients feel more supported. Deals move with more clarity.

That’s why Dan keeps showing up.

Beyond inspections. Building outstanding partnerships.
