Home prices in Connecticut continue to hold steady and have increased modestly over the past year.

Inventory remains tight compared to historical norms, especially in Fairfield County, meaning well-priced homes are still attracting strong interest.

Mortgage rates are hovering in the mid-6% range. While higher than the ultra-low rates of a few years ago, buyers are adapting rather than waiting on the sidelines.

What does this mean?

For Sellers: If your home is priced correctly and presented well, you can still expect serious buyer interest.

For Buyers: Less competition than the frenzy of 2021-2022 means more opportunities to negotiate, but desirable homes continue to move quickly.

The biggest mistake I see? Making decisions based on headlines instead of what's actually happening in your local market.

Every town—and sometimes every neighborhood—tells a different story.
