Stop me if you’ve heard this before about real estate.
Location, location, location.

Of course you have.

We say it because it’s true. But here’s what you didn’t know.

It’s not just about neighborhoods.

It’s about entire markets (towns, states, & cities) too.

The simple fact is that not every market will work for your goals.

That means you might have to look out of your area for an investment property.

But don’t worry that’s not a bad thing.

In fact, it can be simpler than investing in your own market sometimes.

Here’s how you do it:
Find a market that makes sense for your goals, think cashflow vs appreciation
Build your boots on the ground team in that market, think realtors, lenders, attornies, property managers, contractors, etc.
Start doing deals.

It really is that simple. NOT easy but simple.

Alternatively, you can create strategic partnerships that way you get into the best markets w/ the best teams without trying to piece it all together yourself.

This is the method I’ve been using for the last year.

🛏️ having the most beds
🏡 it's not even the neighborhood (unpopular opinion)

Think, why should someone stay at your property instead of one of the 100s available?

You'll need to have some things that they really want, and the other properties don't offer.

The top earners know it's all about the amenities.

So how do you know which amenities will give you the best ROI?

Jerry Seinfeld once said something like “It’s as if the store is saying here can you hold this garbage for me” 😂

Jerry is my guy and I tend to agree. In fact, I almost never take receipts.

But this one is different.

This otherwise useless scrap of paper is from closing docs on a property I purchased without any banks!

Why pay them interest when I can get my investors double-digit returns on their money?!

Cash purchases are not the norm and it doesn't work on every deal.

But every deal brings us one step closer to our goals.

Yea, some receipts are worth keeping 😉.

You make it worth it.

Not just with location and A+ amenities...

You need elite design.

Here are 3 things you can do to get $1000+/night stays booked consistently.

📸Add selfie walls so your guests can show off their stay

🎽Something for everyone. Pools, basketball, billiards, golf... your guests shouldn't ever want to leave.

🛏️Themed bedrooms are a hit. Just means a little more effort in the design department.

If you make your STR THE destination, your guests will pay for the experience!

What do you usually do when you wake up in the morning at a hotel?

Or maybe you're a night owl.

The answer is probably the same.

Netflix if they have it but probably cable TV (yuck, commercials).

That's one of the reasons I like love staying in Airbnbs. Especially ones that are well-designed.

There's actually stuff to do INSIDE the property besides binging Netflix...

which I could already do at home!

Why not make the stay part of the vacay?
