📦 Months of supply: 3.45 months
💰 Sale-to-list ratio: -1.99% (buyers averaging 2% under ask)
🏡 New listings: 1,956 (down 9% from last year)

Here's the story behind the numbers:

Homes are selling FASTER than last month — spring demand is real in Tucson. Prices are holding flat year-over-year, which means sellers aren't losing ground. But new listings dropped 9%, so supply is tightening heading into summer.
