How to tell if a neighborhood is on the way UP or on the way DOWN (before you buy):

✅ UP signals:
• New sidewalks, lighting, parks
• Coffee shops, yoga studios opening
• Rising rental prices
• Homes getting remodeled

🚩 DOWN signals:
• Businesses closing, not replacing
• Yards going unkempt
• Rental signs staying up
• Dollar stores replacing grocery

Drive the neighborhood on a random Tuesday evening. That tells you more than any report.

TVA built it in 1970. The lake covers what used to be 10,700 acres of farmland.

That's why you still see underwater tree stumps in low-water season — remnants of the old valley.

Rent-to-own in Tullahoma: almost every listing I've reviewed has been a trap.

Common traps:
• 'Option fee' is actually a non-refundable deposit
• Rent credit toward purchase is $0 or negligible
• Purchase price is 20-30% above market
• Tenant is responsible for ALL repairs during rent period

There ARE legit rent-to-own deals. They're rare. I wrote a blog post on how to spot one.

MYTH: You need to pay off debt BEFORE you can buy a house.

TRUTH: Lenders care about your debt-to-income ratio, not whether your credit cards are at zero.

The ratio: (monthly debt payments) ÷ (gross monthly income) ≤ 43% (often 50%).

If you're at 45% and paying it down will take 3 years — you're losing $60K in appreciation waiting. Often better to buy now with the debt and refi later.
