🏡🔑 It was a GOOD DAY!
I'm a few days late getting this one posted, but a HUGE congratulations to Josh on becoming a homeowner!
This was one of those transactions that reminded me why attention to detail, persistence, and having the right team in your corner matter.
During the inspection process, we negotiated several items on Josh's behalf and made sure to utilize his reinspection rights to verify the agreed-upon work. That extra due diligence proved incredibly valuable, leading to further HVAC evaluation and ultimately a resolution that better protected Josh as he stepped into homeownership.
The financing side brought its own unique challenges, too. A huge thank you to Todd McQueen and his team at U.S. Bank. Todd and I spent plenty of time behind the scenes tracking down documentation, working through obstacles, and finding solutions to keep this one moving forward. Todd stayed after it every step of the way. (he started this transaction with a full head of hair 🤫)
I also have to give a special shoutout to Josh's girlfriend. She was instrumental in helping retrieve documents we needed and, just as importantly, providing encouragement throughout the process. She was an awesome teammate in getting this one across the finish line!
And thank you to our escrow officer and the TitleOne team for their communication, flexibility, and help getting us closed!
Transactions like this reinforce something I believe strongly: good representation goes far beyond getting an offer accepted. It's paying attention to the details, understanding the protections in the contract, negotiating favorable terms, and continuing to advocate for your client all the way to the closing table.
Josh, thank you for trusting us through the process. Congratulations, you earned this one!

Our first picture had Josh looking like he'd just received bad news instead of the keys to his new house. I called him out, mimicked his expression, and the laughs that followed gave us the genuine smile in the next picture.
