This current economy is a real head scratcher. So many factors affecting the economy. The economy is affecting the real estate market.

People ask me every day what I think the market is doing and is going to do. I have an opinion. I have a pretty educated opinion from keeping up with all of these pieces and how the market (buyers and sellers) react. But, I can tell you that the financial experts across the board aren’t sure how to handle this.

Buckle up. Hang on. Be ready to spring into action. It looks like the market is going to continue to be volatile for a bit.

Yesterday I attended a special class regarding the next big thing that we will see becoming a real problem.

ASR. Or as it is being called “Concrete Cancer”. It is primarily found in concrete poured between 2017 and 2023. It is caused by a lack of Fly Ash in the concrete during that period.

The change in the mixture allows the concrete to be far more unstable when it is in contact with our highly acidic soil. It causes a chemical reaction that results in the concrete crumbling apart. There is no fix for it. The affected concrete has to be totally removed and replaced with appropriate concrete.

This has mostly shown itself in the concrete used for swimming pools. The result is devastating. Pool contractors have been sued and put out of business. Concrete companies have been sued and put out of business.

Insurance companies on both sides of the issue are refusing to pay. We were shown an example of a family who took out a loan and paid $130,000 to install a beautiful in ground pool. It now looks like they may twice that much in ripping it back out and replacing it. This could financially devastate a family.

Be sure that you have an agent who took the class and knows of this condition. Be sure that you are working with someone who might be able to recognize the problem and steer you away before you become a victim of this Concrete Calamity.

The Tyler class yesterday had about a dozen real estate professionals in attendance. Make sure that your next transaction is with 1 of those dozen folks who invest their own time to protect your hard earned money.

This is a timely story since property taxes are in the news around East Texas.

Texas enacted the first homestead exemption law in America in 1839.

On January 26, 1839, the Congress of the Republic of Texas passed an act protecting a family’s primary residence from most creditors. It reserved to every citizen or head of a family up to 50 acres of land or one town lot (including the homestead) plus improvements not exceeding $500 in value, along with certain household goods, tools, livestock, and provisions.

Modeled in part on earlier Mexican colonial ideas but pioneering in its form, this statute is widely credited as the first true homestead exemption law in the United States. It shielded the family home from forced sale under most judgments and later influenced homestead protections adopted by many other states and incorporated into Texas constitutions.

This is promising news.

The average rate on 30-year fixed home loans dipped to 6.65% for the week ending Aug. 20, down 2 basis points from 6.67% the previous week, according to Freddie Mac. For perspective, rates averaged 6.58% one year ago.
