Market Update | A Quick Note for Homeowners (and Buyers)
Over the past few weeks, mortgage rates have quietly moved into the high 5% range levels we haven’t seen in nearly three years.

This shift didn’t come from headlines or hype. It’s the result of inflation easing, bond markets stabilizing, and early signs that the pressure cycle may finally be cooling.

Here’s what matters most.

Lower rates create opportunity, but they don’t mean everyone should rush to refinance or make a move. For some homeowners, acting now makes sense. For others, waiting is the smarter play. The difference comes down to strategy—not emotion.

To put real numbers behind it, here’s what roughly a 1% rate reduction can mean on a 30-year mortgage:

• $500,000 loan → about $325 per month
• $750,000 loan → about $485 per month
• $1,000,000 loan → about $650 per month

That’s meaningful monthly and annual savings for many households.

Where people often miss out in markets like this is relying on a quick online quote or the first lender they speak with. That usually means one rate, one option, and no broader strategy—sometimes leading to poor timing or missed opportunities.
