An “as-is” addendum doesn’t mean what most people think it means.
A lot of buyers see it and immediately assume:
something must be wrong with the house.
That’s not always the case.
Sometimes it simply means:
• the seller can’t make repairs
• it’s an estate situation
• the owners are out of state
• or they’re just ready to move on
There’s usually a story behind it.
And buyers—this part matters:
You can still have inspections.
You’re not giving that up.
You’re just agreeing that the seller may not make changes after the fact.
For sellers, listing “as-is” can feel risky.
There’s a concern that buyers will skip the home altogether.
And yes—that can happen.
But it can also:
• set clear expectations
• attract more serious buyers
• simplify the process when you’re ready to move on
The takeaway:
Don’t let the “as-is” addendum sway you one way or the other.
If you’re a buyer—go see the home.
Understand the situation.
