There are two main ways to challenge your Texas property tax value — and most homeowners only know about one.

Argument 1 — Sales-based: your tax appraised value is higher than what comparable homes actually sold for near January 1 of the tax year. Evidence: comparable sales data.

Argument 2 — Equity argument: similar homes nearby carry lower tax appraised values per square foot than yours, making your appraisal unequal under Texas law. Evidence: equity comparables.

Pro tip: you can use both arguments in the same protest. Always check both grounds on your Notice of Protest form.

Your Texas property tax bill starts with one number: the tax appraised value your county assigns your home each year.

The county sets it using a mass appraisal model — a statistical process that estimates market value across thousands of properties at once. Nobody enters your home. The model works from external data, comparable sales, and neighborhood patterns.

That estimated value as of January 1 is what your tax rate gets applied to. If it's too high relative to what comparable properties sold for or how similar homes are being assessed nearby, that's the basis for a protest.

You qualify if you own the home and it's your primary residence. Apply through your county appraisal district — most have an online form. Once approved, it renews automatically each year.
