Now is not the time to shrink back. Look at me and listen to what I’m about to say:

You CAN do this.

You CAN keep your houseplants alive.

This time WILL be different.

Here is what you’re going to do.

You’re gonna go to the store, look for these plants, and follow my instructions word for word. It’s gonna take courage, but I know you can do it. I’ll be with you every step of the way.

🐍 Snake plants: Prefer shade to partial sun and sandy, well-drained soil. Water when the soil is dry. Avoid overwatering.

💤 ZZ plants: Prefer medium to bright indirect light, up to six hours a day. Water every 2-3 weeks and let the soil dry out in between waterings.

🪴Pothos plants: Tolerate most any light well, except for direct sunlight. Can be grown in water or dry soil. Only water when the soil feels dry.

💚 Jade plants: Prefer bright indirect light. Water when the soil is dry and prune dead or shriveled branches.

🌳Rubber trees: Like bright indirect light. In the winter, when rubber trees are dormant, water every 2 to 3 weeks.

🏡 Life Milestones: Changes in your personal circumstances, such as getting married, having children, or changing jobs, can necessitate a move regardless of current interest rates. In these situations, the need for a suitable home takes precedence over the cost of borrowing.

🏡 Less Competition: Despite the larger monthly payments that come with high-interest rates, they also result in fewer people looking to buy. This reduction in competition can increase your chances of securing the property you desire, as there are fewer buyers in the market.

🏡 Negotiation Advantage: High rates often mean fewer buyers, which could make sellers more eager to negotiate on price or terms. As a buyer, this could work in your favor, making your desired property more affordable or the terms more appealing.

It happens time and time again...

A human emerges from their corner of the internet interested in a listing I’ve just shared about.

This type of wide visibility is just ONE reason social media is a tool I employ when listing a home.

Here are a few other reasons I won’t list a home without it...

1. Another chance to show off your home
Social media is all about the visuals. It's a great place to tease listing photos and videos, which creates a buzz, encourages re-sharing, and gives buyers a better sense of the property before touring it.

2. Behind the scenes
One thing humans love? Feeling like they’ve got backstage access to the inner workings of something. Instagram stories are the best place to take viewers behind the scenes on new listings. Plus, it’s a quick and casual way to share updates about the home.

3. Quick and easy to connect
From the moment I share a post about a new listing, the doors for communication are propped wide open.
Interested buyers (or their agents) know they can reach out. Social media removes the friction for asking questions, requesting info, and connecting on a personal level.

On Facebook, I take you on a journey through the peaks of life as a real estate agent - the beautiful properties, transactions, and exhilarating moments of the market.

Today, I’m sharing a glimpse of what you don't see as often.

During my downtime, I love to spend time with my family, friends and of course, my dog. Whether it's playing pickleball, enjoying the beach and outdoors, or simply being home and attempting a new recipe, or taking up playing piano again, these hobbies keep me grounded.

Juggling the demands of work with being a parent is a balancing act, but I've learned that the years with your kids under your roof are short. I’ve also learned that time in the car driving your kids to all the things - just may be the most precious time. It won’t be forever. In every role, my focus is being present.

Staying healthy is crucial for me, so I prioritize movement. Everyone knows I love my Apple Watch and I'm always trying to close those rings. I love trying new activities - SUP, horseback riding, and pickleball are all new hobbies I have picked up in my 40s. You are never too old to try something new! Nurturing this side of my life allows me to be my best personally and professionally.

Not every day is picture-perfect. There are days when everything goes right — and there are days when everything definitely seems to be falling apart. When life throws an “unexpected season” at you…I try my best to stay grounded. I’m a big fan of therapy as our mental health is just as important as our physical health.

What you don’t see on Instagram: my sink full of dirty dishes (sorry husband), laundry that never seems to end, the flustered look on my face, the whines of a dog that seems to always need me, and the numerous tabs open in my brain. Those days and moments are real... even if you don't always see them.

Spot a beautiful home on Zillow, click the ‘Request a tour’ button, and voila, you’re one step closer to your dream house. 🏡

BUT here’s the catch: that one click propels your personal info into a world of real estate agents, all vying for your business.

Looking for ways to save money on your energy bills? The last few years have been extreme. And it's not getting any better. I've got your personal cheat sheet with five strategies to conserve energy and elbow those extra costs out of your monthly bill:

Consider time-of-use rates.

Learn about your utility's time-of-use rates, which vary depending on the time of day. Strategically plan your energy use to save money. You can find these rates on your energy bill or the utility's website. Our peak time is 4-9pm so my kids KNOW that they better conserve during those precious hours! Make sure if you have an EV, that you are setting the schedule to NOT charge then, and only during super off-peak.

Leverage smart home plugs and thermostats.

Combat standby power consumption (up to 10% of your energy use) with smart switches for appliances and programmable thermostats. Schedule when they turn on and off efficiently.

Adjust the water heater temperature.

The U.S. Department of Energy says lowering your water heater temperature by 20 degrees can save 4% - 22% annually.

Efficient water heating.

Water heating is the second-largest home expense, averaging $400 - $600 yearly. Consider a $150 water heater smart controller to heat water only when needed (potentially saving 10% - 30%) and insulate your water heater to cut heat loss (saving 7% - 16%).

Monitor specific energy usage.

Make sense of rising bills by tracking energy usage and setting custom alerts. Knowing where your energy goes is the first step to making meaningful changes.

It’s time to go *Boujie on a Budget*
In all my time real-estating, I’ve seen some impactful upgrades that give the homes a fresh look AND are easy on the wallet.

These are a few of my favorites:

🤍Replace faucets and cabinet hardware. Estimated cost: $150-$400 for a kitchen faucet and $5-$25 per cabinet pull. Amazon and Wayfair are excellent options with easy returns!

🤍Upgrade door k***s and hardware. Estimated cost: Starting at just $22 per passage door. My favorite styles are Kwikset Halifax and Schlage Latitude.

🤍Swap builder-grade switch plates for decorative ones. Estimated cost: $5-25 per plate, depending on style.

🤍Refresh your rugs. Check out Rugs USA or Loloi on Amazon. Both sites partner with designers, like Rifle Paper Co and Arvin Olano for elevated looks. Estimated cost: $189 for a 5x8 rug.
