All the reasons we could have said NO to this home in Uptown Phoenix, but instead said yes.

1. 💛Bright yellow kitchen and crazy backsplash. Although I never in a million years would have picked this, I’m loving living outside of my comfort zone, in a bright and cheery space!

2. 🏬The property backs to commercial space right off Camelback Road, and a few nearby vacant buildings make the drive-up less than ideal. Not our favorite, but it comes with the incredible walkability of the area.

3. 🛁 A dark bathroom, with original tile, and now the kids have to share.

4. 🛋️The main living space layout is challenging for decor, and will take some creativity, but we’ll make it work over time.

5. 🚪Primary bedroom with no bathroom door.

6. 🖼️The owners had very unique art, during the first couple visits we had to imagine the home without it.

Instead of getting stuck on everything that wasn’t perfect, we focused on the things we absolutely loved — the things you can’t change:

• The charm
• The history
• The uniqueness of the home
• The walkability of the neighborhood

The reality is: the right house usually isn’t perfect. Choose one where the unchangeable qualities outweigh the imperfections.

I recently secured $75k in seller credits for a buyer.

Here’s how I made it happen:

👉🏼Clear and honest communication with the seller’s agent.
👉🏼Strategy & timeliness of offer.
👉🏼Understanding the seller’s needs and pressure points and utilizing those to create the strongest offer.
👉🏼Leverage with the buyer’s lender. Making sure the seller can trust the offer and the buyer’s ability to acquire financing.
👉🏼Controlling the narrative with comps and framing the offer with supportive data.

Keep in mind not all lender’s or deals will allow for a credit this large. However, in this case, it was allowed based on purchase price and loan type.

Our #1 goal: find something unique.

It took us four years to finally find the right fit, and along the way, we got really clear on what mattered most:
• A home with character (not a white box, not cookie-cutter)
• Usable outdoor living space
• Walkability
• Close(ish) to the kids’ school + our businesses

We knew going in that “perfect” doesn’t exist. So instead of chasing perfection, we focused on finding something that felt different and has lots of personality.

Over time, we found ourselves drawn to historic homes. Each one had its own story and unexpected characteristics.

We ended up buying a home built in 1945.
Not the neighborhood we expected (but love so far!)
Not the kitchen I’ve always dreamed of (but one that pushes me out of my comfort zone, hello yellow! )💛

It is a home full of character, charm, and little surprises around every corner, and that’s exactly what we were looking for. 🙌

March is here and the Phoenix market just woke up.

If you have been waiting, this is your sign start making moves.

As a buyer who had been sitting on the sidelines and just went under contract (YAY, more about that later), I can attest, preparation is key.

Here’s what needs to be happening now so you can get the house you want when it comes to market.

1. Start talking to lenders and get pre-approved. (I can send you some trusted names)
2. Get your finances in order; clean up your credit, strengthen your cash position, understand the true cost of purchasing a home.
3. Get clear on your non negotiables, wants and needs.
4. Mentally prepare for competition. Spring market = more competition.
5. Start attending open houses.
6. Hire a Buyers Agent.
