We can see videos on Youtube saying "Huge crash on the market!" Well, you could say it is right depending on how you look at it. During the pandemic, buyers went crazy and bought way over the asking price.
Here the numbers, the real numbers from the Austin Board of realtor.

Median sold price in Austin
May 2020 $435,000 (Could be considered the last month before the market react as a Pandemic frenzy)
May 2021 $640,000
May 2022 $730,000
May 2023 $625,000
May 2024 $650,000
May 2025 $653,800

So to summarize:
- 2025 compare to 2020 50.30%
- 2025 compare to 2021 2.16%
- 2025 compare to 2022 -10.44%

So sure, if you compare any number to 2022 (price peak of the pandemic), it is a drop.
In the meantime, in 5 years (05/2020-05/2025), median prices went up by 50%. Is it normal?
For sure it has to drop a bit! That is a correction.
