Question of the day: If I didn't sign an agreement with a realtor for purchase is it a good idea to contact the listing agent(realtor) for purchase as a first time home buyer?

Answer: NO! You need your OWN agent to negotiate fairly for you! Your own agent to go to bat for you that has your best interest in mind ! Listing agents try to make as much money as possible for the seller! GET YOUR OWN AGENT!

With love, always

Credit takes time to build… and seconds to ruin.

That’s why it has to stay a priority.

You might already own a home, but if your mortgage is starting to feel heavy, your credit plays a bigger role than you think. Less-than-ideal credit can limit your ability to refinance or adjust your situation—and ultimately affect your ability to keep your home (although there may be other options).

Here’s the good news: you don’t need PERFECT credit.

But imagine what could happen if you checked in monthly… cleaned a few things up… stayed intentional. You’d improve so much faster than just ignoring it and hoping for the best.

Credit isn’t just a number—it’s access. It’s options. It’s peace of mind.

If you ever need help understanding where you stand or how to move forward, I got you. This part? It’s my jam. 💛

If this hit home for you, send me a message or drop a “READY” below—I’m always here to help you move smarter, not harder.

Some things I DON’T care about as your realtor 👇🏿

• Bringing your kids, your parents, your in-laws… or all of the above to showings
• A toddler meltdown in the middle of a tour (we’ll survive 😅)
• Running a little late because life is LIFE
• Not having perfect credit or feeling “not ready yet”
• Asking a million questions (please do!)
• Your budget not being “huge”

What I DO care about?
Helping you feel comfortable, informed, and supported through one of the biggest decisions of your life.

Because let’s be real… most families aren’t out here house hunting in perfect, quiet, stress-free conditions.
It’s snacks, schedules, chaos, and “can we afford this?” all at the same time.

And that’s okay 🤍

If life feels a little chaotic but homeownership is still on your heart… I’m here for you.
No pressure, no judgment—just real guidance when you’re ready.

What working with me looks like—every time

1. Warm Welcome + Clarity First
You’ll receive a friendly intro explaining next steps, timelines, and what actually matters for your goals. No pressure. No jargon. Just clarity.

2. Strategy Over Guesswork
Whether you’re buying or selling, I assess:
• Your goals
• Your timeline
• Your financial comfort zone
• Market positioning
Then I map a plan that makes sense—not one-size-fits-all advice.

3. Value-Driven Guidance
I focus on high-impact moves that protect your money and your peace:
• What’s worth fixing vs. skipping
• How to boost perceived value without overspending
• What buyers are really paying attention to right now

4. Hands-On Support
I don’t just suggest—I help coordinate.
• Prep guidance
• Trusted vendors when needed
• Clear checklists so nothing feels overwhelming

5. Transparent Communication
You’ll always know:
• Where we are in the process
• What’s coming next
• Why decisions are being made

No chasing me down. No wondering.

6. Advocacy Until the Finish Line
I negotiate with intention, protect your interests, and stay locked in until keys are handed over—and beyond if you need support after closing.

⸝

🤝 My Promise

You’ll be treated with respect, honesty, and confidence—whether you’re ready today or just gathering information.

📲 Thinking about buying, selling, or prepping for the future?
You’re welcome here. I’m ready when you are.

📣 March Money Reminder – Don’t Let One Late Payment Cost You Your Keys! 🔑

As we head into March, I want to share something HUGE that impacts your credit score (and future home approval):

✅ Payment History = 35% of your credit score
One missed payment can drop your score fast — and many people are less than 100 points away from getting their keys!

Here are 3 simple action steps to protect your score:

⸝

💡 1. Set Automatic Minimum Payments
Even if you plan to pay more — ALWAYS set up automatic minimum payments as a safety net.
Life gets busy. Kids, sports, work… one forgotten due date can cost you.

⸝

📅 2. Set Calendar Reminders
If you don’t like autopay, at least set a reminder 3–5 days before your due date.
Pro tip: Set two reminders — one to check the balance and one to submit the payment.

⸝

⚠️ 3. Statement Date vs. Due Date — They Are NOT the Same

• Statement Date = The day your balance is reported to the credit bureaus.
• Due Date = The day your minimum payment is due.

If you’re trying to boost your score, you want your balance LOW before the statement date, not just paid by the due date.

This one small strategy alone can move scores.

⸝

Spring market is around the corner 🌸
If buying a home is even a “maybe” this year, now is the time to protect and strengthen your score. NO it doesn’t have to be perfect nor great. Buying with a 580 is even possible however, using these small strategies to help you boost it can only do your score some good!

If you’re not sure where you stand, I’m always willing and able to speak with you and create a simple game plan ☕🏡

Let’s make March the month you move closer to stability and ownership (if that’s your goal) 💛 t

Remember, even applying to rent requires a decent score these days ! Let’s get to it! Have a great Monday 🫶🏿

🌷 Spring Home Goals? Let’s Talk Credit Boosting NOW. 🏡

If buying a home this spring is even crossing your mind, this is your sign to start preparing.

You would be surprised how many people are less than 100 credit points away from getting their keys. Not 200. Not 300. Just under 100. That’s fixable with the right steps and a little consistency.

Here are some simple, actionable ways to boost your score quickly:

✅ Lower your credit card balances – Aim to use less than 30% of your limit (under 10% is even better).
✅ Don’t close old accounts – Length of credit history matters.
✅ Set up autopay – One late payment can drop your score fast.
✅ Avoid opening new credit lines – No new cards, furniture financing, or car loans while preparing.
✅ Ask for credit limit increases (without a hard inquiry if possible).
✅ Dispute inaccuracies – Errors on reports happen more than you think.

The best part? You don’t need perfect credit to buy. You just need a strategy.

If you’re curious how close you are or want a quick consultation (via phone, zoom, in person) to map out a plan before spring 🌼, I’m happy to help.

Think you need a perfect credit score to buy a home? Not true! ✅

While higher scores may get you better rates, many loan programs accept a range of credit scores. Plus, lenders often help you find ways to improve your score before applying.

The bottom line: perfect credit isn’t required to become a homeowner. 🙌
