My First Investment Property

I didn't know exactly what I was doing at the time but I knew I didn't want to pay somebody else's mortgage anymore. With help from my brother Tanner I was able to get into my first home.

Utah is known for appreciation but with some creativity I'm able to cash flow while living in this house. I offered more than the listing price and got seller concessions for a 2-1 buy down and also added a room to get an additional $600 in rental income.

Post-move-out, I'm looking at a steady cash flow of $400+, and that's before considering future refinancing options. Adding value was key, too; a new fence and improved yard not only boosted the property's appeal but its market worth as well.
