This is what fire damage looks like when we buy it.

And this is what we turn it into.

This property went into foreclosure a few years ago.

Most people would blame the building.

I wouldn't.

The real issues were operations, ex*****on, and the business plan.

The previous owner had the same asset.

The same location.

The same opportunity.

What was missing was the team and the ability to execute.

We invested roughly $6,000 per unit, improved operations, and today those apartments are renting for more than $1,000 per month.

One of the biggest lessons in multifamily investing:

The property isn't always the problem.

Sometimes the business plan is.

We bought this 79-unit building making $40k a year. In seven months, we've already turned 52 units and we're on track to hit $440k annually.

That's what happens when you're on site every day instead of managing from a spreadsheet.

When you're starting out, outsourcing makes sense.

In fact, it's usually the only option.

Cleaning.

Landscaping.

HVAC.

Maintenance.

Construction.

But as you grow, something changes.

Most apartment operators eventually bring property management in-house.

We've taken it further.

Today we're building teams across construction, maintenance, landscaping, cleaning, plumbing, HVAC, electrical, carpentry, and property management.

Why?

Because scale isn't just about owning more units.

It's about building the people and systems that can execute consistently across the entire portfolio.

The bigger we've grown, the more important that lesson has become.

This unit sat empty for over a year after a fire. You can still smell the smoke.

Last renovation on the list - but it's the perfect example of what happens when a landlord stops caring.

When occupancy is 50%, renovating every unit at once isn't always the best move.

In fact, it often creates the opposite problem.

Too much capital tied up.

Too many vacant units.

Too much waiting.

Our approach is simple:

Building A.

Lease it.

Building B.

Lease it.

Building C.

Lease it.

Then keep moving.

The goal isn't renovating units.

The goal is creating income as quickly as possible.

That's how operators keep momentum throughout a value-add project.

When you're starting out, you outsource everything - cleaning, landscaping, contractors, subs.

As we scale, we're bringing it all in-house. Full vertical integration.

When you're buying a building that's 50% vacant, you can't renovate everything at once and hope it all leases up.

We started at one end with Building A - turned it, leased it, moved to B, then C, then D. Now we're finishing G on the opposite side.

If you try to flip the whole property at once, your capital sits dead in empty units while you wait for tenants.

Most apartment sales aren't just financial transactions.

They're life transitions.

Many of the sellers we work with have owned their properties for 25, 30, even 60 years.

By the time they're ready to sell, they've invested decades into the building, the residents, and the community.

That's one reason being local still matters.

Sellers want confidence that the next owner understands what they're buying and will take care of it.

Price matters.

But trust matters too.

And in many cases, trust is what gets the deal done.

This building was in foreclosure three years ago. Old carpet, old kitchen, old bathroom - classic distressed condition.

Previous owner lived out of state, got caught with the wrong debt, no property management, no construction team. Botched it completely.

We bought it, put $6k into each unit, and now they're renting for $1,000+ a month. That's what vertical integration gets you.
