✔️ Rates have dipped slightly → more buyers re-entering
✔️ Inventory is loosening → homes sitting a bit longer
✔️ Spring listings are coming… but so is pent-up demand

That combo matters.

Interest rates seem likely to stay higher for longer even if inflation gradually moderates. AND a lot of people don’t realize that as interest rates go down, home prices are likely to go up even faster than they already are. So waiting for lower interest rates may not be all that beneficial if it means waiting until prices go up ⬆️ significantly more than they already have.

If you can’t afford a home right now, you should rent and save. In a lot of markets it’s more affordable to rent than own right now because housing inventory and prices/rates are so out of balance.

However, if you run the budget numbers and you can responsibly afford a home that meets your needs, even if it’s not exactly your dream home 🏡 it may still be better to buy the “for now” home than to wait until prices appreciate even more. You can always refinance into a better interest rate in a few years if the rates do come back down but at least you got in before the home prices shoot back up again!
