Self-storage is a highly fragmented market because of the 70,000 self-storage facilities in the U.S., 18% of those are owned by the largest REITS.

Then the other 9% are owned by the 100 largest operators, and the remainder are owned by mom-and-pop operators.

This creates a massive window of opportunity to buy and improve these facilities.
