2008 REALITY: Builders ramped up massively, built more than market needed, oversupply crashed prices.
2026 REALITY: Building permits DOWN 8 straight months. Builders pulling back, not piling on.

Why the slowdown? Builders are watching economic conditions and buyer demand, adjusting before things get out of balance.

"Builders are working through backlog but are cautious with new starts." - Zonda
Regional data confirms: Single-family permits down in nearly every part of the country.

This is OPPOSITE of 2008. Then: kept building after demand disappeared. Now: slowing down early and intentionally.

Yes, you see more new homes available. But that's not oversupply - it's buyers finally having options after years of underbuilding.

The two big mistakes:

2๏ธโƒฃ WRONG TIMELINE Expecting weekend sales like 2021. Reality: 60 days is normal. It only feels slow compared to the abnormal 2020-2021 pace.
