Current home selling conditions in Southwest Washington be like:

"Back on Market"

and

"Price Reduced"

Back on Market means that the home was under contract with a Buyer but then the Buyer terminated the Purchase and Sale contract; most commonly exercised after the home inspection.

Price Reduced means that there is a disconnect between what the home Seller thinks their home is worth; and the market value of what a Buyer is willing to pay...and as a result the Seller ultimately decides to lower the list price.

Over 1/3 of the current actively for sale listings have done a price change in the past 45 days.

There are currently 1847 homes actively for sale right now in all of Clark county.

This amount is higher than this time last year and also the year before.

What this means:

Buyers have more options - and with that comes the possibility of more negotiating power.

Sellers - your home needs to be market-ready and priced right to go under contract with a Buyer quickly.

Buyers are more selective than they were the last few years; but desirable homes in good condition can still sell quickly!

From my text messages:

I got a message from a future Seller, asking how the market is looking.
He thinks things seem to be "sitting" a little longer these days.

What I am directly observing:

Homes that are market-ready (clean and pretty much turn key) AND priced competitively are enjoying multiple offers!
(Yes; I am seeing multiple offers!)
..but everything else...is lingering.

Preparation and pricing matter. ๐Ÿ™‚

Clark County needs to add 103,475 housing units by 2045 in order to meet the growth expectation outlined by the state of Washington.

In order to help achieve this goal, all cities in Clark county have re-written their zoning laws to allow for greater housing density on all residential lots and allow for ADUs, duplexes, triplexes, and quadplexes.

BUT, so much of Clark County residential lands have CCRs attached to them which prohibit more than one dwelling per lot. This severely limits the amount of re-development that can happen on existing lots.

I'm betting on annexation in the next 20 years or less to bring more vacant land into city jurisdictions which can then be developed following more dense zoning laws and keep the added housing projection numbers on track.
