🏡 WHAT HAPPENS IF MY HOUSE DOESN’T APPRAISE FOR THE SALE PRICE?
First things first… don’t panic! A low appraisal doesn’t automatically mean the deal is dead. 😉
When a buyer is financing a home, the lender typically requires an appraisal to make sure the property supports the value they’re lending against.
So what happens if the appraisal comes in lower than the contract price?
There are usually a few possibilities:
💰 The seller may agree to reduce the price.
💵 The buyer may bring additional cash to closing.
🤝 Buyer and seller may meet somewhere in the middle.
📑 Or, depending on the terms of the contract, the appraisal could affect whether the transaction moves forward.
This is also why pricing your home correctly from the beginning matters.
And some homes are simply harder to appraise. Unique properties, extensive upgrades, premium lots, pools, water or golf views, paid-off solar and other special features don’t always fit neatly into a little comparable-sales box.
Here’s where sellers need to be careful: when an offer comes in WAY above the recent comparable sales, it’s tempting to pop the ch*****ne. 🥂
But before celebrating that big number, make sure you understand the appraisal risk behind it.
Because the highest offer isn’t always the strongest offer and getting under contract is only step one. Getting to the closing table is the goal. 🔑
