As of May this year, Utah Home Inspectors are required to be licensed. This law was passed to help root out the abundance of unqualified "self proclaimed" inspectors that were costing people tens of thousands of dollars due to poor quality inspections. It also ensures inspectors carry liability insurance of at least 500k so bad inspectors can no longer just walk away from a situation they caused saying its not their problem. We have inspected homes after poor quality inspections to see everything that bad inspectors missed and homeowners were on the hook for, so this is a great new law for clients here in the Basin! When hiring your inspector, make sure they are "licensed" and not just certified.

Utah Fit Premises Act (Utah Code C57-22) If you are a Landlord or Renter in Utah, make sure you are familiar with this law. It states your duties as a Landlord and your responsibilities as a Renter. As a Landlord, you need to make sure your property is safe and healthy. As a Renter, you need to respect the property, keep it clean and safe, and report to the Landlord anything that goes wrong with the property as soon as you can. This includes mold or fungus growth. Mold is unsanitary and poses a significant health risk as well as causing significant damage to the structure.

REMINDER: The Uintah County Treasurer's Office has sent out 2024 Property Tax Notices on behalf of the various local taxing entities.

While Uintah County provides these notices and collects Property Taxes, the County is just 1 of the various taxing entities. Your Property Tax Notice will explain which entities are levying taxes on your property, as well as their individual tax rates - Taxing entities vary depending on your property and location.
