🏡 New homeowners — don’t forget to file for your Homestead Exemption!

If you purchased a home and it is your primary residence, filing for homestead could help reduce the amount of property taxes you owe. In Alabama, eligibility generally applies to an owner-occupied single-family residence and is handled through your local county office. (Alabama Department of Revenue)

This is one of those little post-closing details that can be easy to forget once the boxes are unpacked!

✅ Contact your county Revenue Commissioner/Tax Assessor’s office
✅ Ask what documentation they require
✅ Confirm that your homestead exemption has been properly filed

🚨There are changes ahead with appraisals. 🚨

PROS

Hopefully, we get a more consistent reporting system as this form is designed to be data specific vs generalizations. All those upgrades will get proper accounting!

CONS

Possible impacts are expected with turn times as these reports take more time. It is also possible we may see a cost increase as well due to this extra documentation.

These subdivisions built by large developers have been a topic for discussion for quite some time. Being a way of entry into homeownership with lower costs and significantly lower rates making for first time homebuyer affordability. However on the other side our local communities can’t keep up with infrastructure as quick as they were being built.

Let me know your thoughts on the county’s attempt to slow and better manage growth of their communities.

The final draft of the St. Clair County Subdivision Regulations will officially go into effect on Aug. 15.

I have had a lot of people saying they were waiting for rates to come down. After further discussion, they realize that waiting on rates is not always the best strategy. When we combine an estimated 3.5% appreciation, the same home that is $250,000 today would be $267,500 in 2 years and even if rates came down to 5.5% their payment was going to be $1415 which is MORE in 2 years than it would be today at the higher rate of 6.0%.

So excited for my clients moving back home to be near family!
