Happy New Year! I know it feels like we've skipped ahead to Spring this week and honestly I've enjoyed the milder temps myself. I wanted to pass along a few tips that aren't expensive and mostly require a little effort and your home will be better for it!

- The leaves have fallen and they could be in your Gutters clogging things up. Get your gutters cleared so they can direct water to the downspouts. Use caution and hire a professional as needed.
- Downspouts should have Extensions to deposit water 4-6 feet away from your home's foundation. This really helps in keeping moisture away from crawlspaces & basements.
- Keep the Crawlspace Vents Closed during winter season in an effort to keep out the cold air. Open them in Spring to encourage air flow. It's only 71 days until Spring!!😀
- If you heat with wood, examine your Chimney Flue & Pipe Connections (woodstove). Glossy Black or Glazed substance observed is likely Creosote and that can create a fire hazard. Look for cracks in the Masonry inside your Fireplace too. Consult a qualified Chimney Sweep as needed if you have concerns.
- Keep your Heat Pump level and free from obstruction so it can work as efficiently & effectively as possible. Recommend at least 12 inches of space around all sides .

Well it appears an Arctic Blast of Cold Air is headed our way. Here are a few tips to prepare your home and hopefully avoid problems and costly repairs.

- Disconnect Hoses from your Hose Bibs
- Close Crawlspace Vents. You can open them again in the Spring.
- Be sure windows are Closed. Especially the Top sash. I frequently find open windows during inspections.
- Check Weatherstripping around exterior Doors. Replace as needed to maintain seal.
- Check your HVAC Ducts. Look for any that are detached or torn. I find these often where Homeowners are Heating or Cooling their Crawlspaces & Attics wasting energy. 😳
Finally….
- Let a faucet trickle to keep water moving. This one simple solution could save your water lines.

November is Lung Cancer Awareness Month and as you may know the leading cause of Lung Cancer in the USA remains Smoking. If you smoke, I encourage you to quit for a healthier life. 😊

That being said, you may not know the second leading cause of lung cancer is Radon exposure. I'm currently offering a discount for anyone that would like a Professional test performed. $125 (usually $150)

Here are a few facts about Radon gas in our area of North Carolina.
- Radon is a Colorless, Odorless Gas that comes from the decay of Uranium in our soil.
- Most homes in the Piedmont and Northwest NC have some level of Radon.
- Homes with any type of Foundation can have unhealthy levels.
- Both New Homes & Old Homes can have Radon.
- Testing for Radon is the only effective way to determine if levels are unhealthy in a home.

Decks are great places to enjoy life this time of year in North Carolina. Of course your deck needs to be built well from the start and maintained for safety. Each year hundreds of people are injured due to deck collapse or poor safety components (stairs, balusters & railings). With the Seasons Changing I thought I would post a few tips about maintaining your HVAC system. These are things anyone can do and they can keep your HVAC running optimally.

- Keep at least 12 inches of open space around your outdoor compressor. This space will increase airflow through the unit for efficiency & effectiveness.
- Replace the Air Filters in your home. It’s amazing how dirty they become and how often they are overlooked. (Speaking from experience 😳).
- Preventive Maintenance. Find a local, qualified and reputable HVAC Company and set up a Maintenance Service check. Often you can get a special rate this time of year. Keeping your components in clean working order can extend their Service Life. Think Long term investment.

As we “Spring Forward” and reset our clocks this weekend; it’s also a perfect time to replace smoke detector batteries in your home. Inspecting Smoke & Carbon Monoxide Detectors is part of every inspection I perform. Functional Smoke Detectors Save Lives…Plain and Simple.
- Believe it or not I find homes without Smoke Detectors. 😳. I see where they used to be but were never replaced. Yikes!!
- Replace Detectors that appear yellow in color. This indicates old age.
- A smoke detector should be in every bedroom of your home and on each level of the home.
- FYI Most local fire departments will install your new smoke detector for free. Call and ask them.
