Hey, it’s me again! 🚀

I built another small R Shiny side project: an interactive app for that classic (and sometimes painful) question —

👉 What if I had rented and invested instead of buying a home?

The app compares buying vs. renting + investing the difference with real market data and a full cost model. You enter your purchase details and the equivalent rent at that time (rent also determines how much you could have invested monthly), then watch both net-worth paths evolve.

It goes far beyond mortgage vs. rent, fully accounting for:
- Property tax
- Mortgage interest deduction
- HOA dues (with growth)
- Maintenance
- Homeowners insurance
- Transaction & selling costs
- Capital gains taxes
- Refinancing rules

On the investment side, it assumes you invest not only the down payment but also the monthly savings from renting—compounded over time (SPY or any ticker).

💡 Back then, would you have had the courage to put a big lump sum into the stock market all at once?

It’s been fun toggling cities, timelines, rates, and appreciation paths. A nice reminder: real-estate decisions aren’t just about today’s price—they’re about the whole financial picture.

📍Due to data size, the app currently supports city-level data in CA, TX, NY, and FL only.

股市回溫,房市偏冷。最近在東灣看房(包含Alameda County及Contra Costa County)的朋友,該出手了!
資料顯示,For all Residential Properties,相較於去年五月MTD:
- 新屋上市變多(+46.2%)
- 成交價平均更低(-1.7%)
- 成交量暴跌(-18.8%)

所以 ,身為買方的你

🏠 搶房的人變少
🏠 不用再放棄驗屋、不用擔心壓不過估價
🏠 不管你是首購,還是想換屋,談條件都比較有空間!

In early March, I got a notice about a 1099 from 2022 that I had apparently forgotten to report. Not only do I owe back taxes, but also penalties and interest — yay. I have absolutely no memory of what it was for, but whatever — I signed it and uploaded it anyway (??), fully accepting my fate.

This brought back memories of last year, when a random 1099 magically showed up after I had already filed. So, with zero enthusiasm, I opened TurboTax for 2023 again.
And guess what? Because I missed the extended e-file deadline, there was no electronic option anymore. I had to go full old-school: print out a mountain of paperwork, sign every page, and snail-mail it to both the IRS and FTB (a.k.a. the richest institutions in America and California, respectively — LOL).

March and April: truly the season when Americans collectively lose the most hair (?).
And if you own a home in California, don’t forget the lovely April 10th property tax deadline — because we obviously needed more pressure!

Now that it’s almost the end of April, I hope everyone has finally escaped the tax season gloom and found some blue skies.
Meanwhile, IRS, WHERE IS MY REFUND?!?

三月初收到一張單子關於2022年漏報的1099,不僅要補稅,還要繳罰款、繳利息。雖然完全沒有印象那是什麼,但依舊簽個名上傳(?)願意接受這個決定。

想起去年報完稅後才寄來的一張1099補件,意興闌珊地再次打開2023 TurboTax。好的,因為過了當年延報的實時限,不再有e-file的選項,只能用最傳統與浪費的方式,印出一大疊相關的表格,簽名後郵寄回IRS以及FTB(美國最富有以及跟加州最富有🤣🤣)。

三四月一直是美國稅務人頭髮掉最多(?)的時節。加州房屋持有者也有一個due date在四月十號,壓力山大!

都四月底了,相信各位已經從陰霾中走出來,迎來一片海闊天空。但IRS,還不給我把多繳的稅還來!!!
