Wait and save for the dream house, or buy a starter home and get in the game now?
There's no wrong answer, but I lean toward getting in the game. Years spent renting or waiting is equity you're not building. Buy the starter home, let it grow 50k, 100k in equity, and roll that into your next move.
Don't let "someday" cost you today.

The listing agent at that open house isn't working for you, they're working for the seller.

That doesn't mean they'll steer you wrong, but their job is to get the seller the best price and terms. If you're serious about a house, call a realtor you trust to get an honest read before you make an offer. You deserve someone in your corner too.

My first closing was $140,000 and I barely knew how to fill out half the contract.

What saved that deal wasn't experience, it was a friend from high school who happened to become a plumber. Inspection found a leak, he fixed it the next day, and the deal closed without a hitch.

Years in the business matters less than people think. Relationships get deals to the closing table.
