It’s blunt but it’s simple.

You don’t know what you’re doing.
🤷‍♀️
But you’re not expected to!

It’s akin to me doing my own electrical work to save a buck. I guess I could Youtube and DIY it and hope for the best but the risks are at minimum, shoddy work and wasted time if it’s done wrong.
And at maximum ….⚡️☠️

So, is it worth it?

At minimum, going it alone is frustrating, confusing, and overwhelming.

At maximum, you could lose a ton of money and be left without a place to live.

Yes, you need a down payment but there are several other things you’ll need to pay for before we even get that far.

DEPOSITS
This is the money that will put you “under contract” and it acts contingency plan for the sellers. If a buyer decides to walk away for now reason, the seller keeps that money. Rules vary per state, per loan, per transaction… but whether you’re buying in Massachusetts or Rhode Island, you’ll likely need 3-5% of the sale price within the first 14 days of an accepted offer. This money is ultimately part of your down payment but the checks do get cashed upon receipt and put into an escrow account.

INSPECTIONS
A safe bet is to plan for at least $600 minimum. Additional testing for things like radon and lead can put you at $1,000 easily and you’ll need it within the first 10 days of the accepted offer.

APPRAISAL
This is an inspection that is ordered by the bank to determine the dollar value of the home you’re buying. This can cost anywhere from $400-600.

CLOSING COSTS
These will be paid on the day of closing and includes everything from title insurance, attorney, broker, r and anything prepaid, like homeowners insurance. The total depends on handful of variables but it’s safe to assume an additional 2–5% of the purchase price.
