Homes are still selling in DFW, but this is a market where strategy matters.

Prices have remained relatively steady, but buyers are being more selective—nearly 3 in 10 homes listed in July had a price reduction.

For sellers, that means pricing and presentation matter from day one. For buyers, it can mean something we haven’t seen much of in recent years: more room to negotiate on price, repairs or even closing costs.

So, is it a good market or a bad market? Neither, really. It just looks different depending on which side of the transaction you’re on.

Where my buyers at? 🙌

Mortgage rates fell to 5.98% for the week ending Feb. 26—the lowest in more than three years—down from 6.01% last week and 6.76% a year ago, according to Freddie Mac. The drop follows declines in the 10-year Treasury yield amid renewed uncertainty over President Donald Trump’s tariffs, with economists saying lower rates and improving inventory could boost spring homebuying.
