Rich in culture… Latina & Proud! Today marks the first day of National Hispanic Heritage Month! I thought it would be fun to share some culturally rich facts about me to my new and ongoing followers 🙏🏽💃🏽

Fun Facts🎉:

I was born on the beautiful Caribbean Coast of Nicaragua 🇳🇮 in the dynamic city of Puerto Cabezas also knows as Port & Bilwi!

My first language is English Creole but we also speak Miskito & Mayangna, Rama, Ulwa, Garifuna & Spanish.

We we love to eat & drink:
Run down, fried flour tortilla, gallo pintos, frito, vigaron, nacatamales, Cacao, Pinolillo & more!

The Nicaragua’s carribbean coast is comprised of a multitude of ethnicities: Miskito Indians, Garufinos, Africans, Spaniards

I grew up listening to Soca music so I’m a self proclaimed Soca Queen! 👸🏽

We call ourselves Costenos… we are rich in our diverse influences from the indigenous people… to the African, Caribbean, English & beyond!

A BIG question clients always ask is what are closing costs made up of? In addition to putting a down payment, closing costs are always due at settlement. Buyers need to prep for this additional cost that ranges between 3-4% on average in our area. So if you are already putting 10% down that means you will need another 3-4% to cover your closing costs.

What are the closing fees comprised of? To name a few:

- Loan origination fees
- Discount points
- Appraisal fees
- Title searches
- Title insurance
- Surveys
- Taxes
- Deed recording fee
- Credit report charges
- Additional Agent Commission

Sellers can also assist with closing costs!

For the last 3 years or so the seller had the power but with the market shifting and the less competitive nature for buyers in certain transactions, buyers can ask to have a portion or all of closings costs covered by the seller.

*Sellers be prepared to see more buyers asking for assistance!

What I’ve seen the last few weeks in our DMV market?!

1. For the first time in 3 years, one of my sellers agreed to give 3% seller subsidy! 😱🙏🏽
2. Home Inspection contingencies are making a come back! 🙌🏽
3. Buyers are actually able to negotiate contingencies like appraisal & finance. I’ve even seen a few contracts with of sale contingencies! 👀
4. Inventory is increasing! Buyers can have some real options to choose from. 🔥
5. Price reductions are back for homes that were slightly overpriced. Homes priced to sell are still getting full price offers.

The market is balancing out and it’s a great thing to see some normalcy coming back! I’m excited to see both buyers and sellers getting what they want!
