The market has changed, but have your beliefs about selling kept up?

Right now, we’re in a more balanced (neutral) market, meaning buyers AND sellers are adjusting their expectations. Buyers are more cautious (thanks to rates and affordability), and sellers are realizing that overpricing or ignoring details can cost them real money.

Here are 3 outdated selling beliefs that could cost you time and money in today’s market:

🔹 Outdated Belief No. 1: Take the Highest Offer, Always
The highest offer isn’t always the best. In a market where buyers are negotiating more, terms, contingencies, and the strength of the buyer’s financing matter just as much — sometimes more.

🔹 Outdated Belief No. 2: Cash Is Always King
Not all cash offers are equal. A lower cash offer with better terms (fewer contingencies, flexible closing) might work in your favor especially when buyers know they have options.

🔹 Outdated Belief No. 3: Minor Repairs Don’t Matter
Today’s buyers want move-in ready and are quick to pass on homes that “need work.” Small updates can mean BIG returns and help you stand out — even in a market with steady demand.
