Bidding wars are the hallmark of a seller’s market. You may find that your perfect home is perfect for several others.

Here’s some of my armor of choice when a bidding war arises to avoid heartbreak and ensure victory 💪

✔️ Offer a strong price
✔️ Offer an appraisal gap guarantee
✔️ Remove any contingencies
✔️ Put down a stronger EMD
✔️ Make a larger down payment on your loan
✔️ Give them extra time to move
✔️ Determine an agreeable closing date

Yeah, what you heard is true… 😳

If you’ve looked at homes recently or know someone who has, you’ve likely heard how fast homes are selling. In some areas, it’s not unusual for a home to sell within hours of being listed. But is that the case everywhere and will it continue?

Why are Homes Selling so Fast?

The pandemic showed most people that life is too short and most things can be done remotely, which means you could live anywhere you want. Once the official lockdown lifted, it was “game on” with millions of people moving to new areas.

🔸 With fewer homes for sale than buyers needed, the competition heated up and homes sold faster than anyone ever thought possible.

🔸 Another factor to consider is mortgage rates. Today they are the lowest we’ve seen in decades. That can’t continue forever, but experts say it will be at least for another year or two.

When rates go back up, it will push more buyers out of the market, which will bring home prices down again with the lower demand. The demand won’t go away, but it may lessen slightly.

What’s better than tequila on a summer day? How about paying off your mortgage early? 🤷🏽‍♀️

Wanna know how to pay off your mortgage early? Here’s Tip #2 of this series.

Making an extra payment each month specific to the principle of your loan and not the interest can save you a lot in the long run on interest payments!

So, for example:

Let’s say your payment per month = $1046

Rather than paying just this amount round up and pay $1100 and mark the extra payment amount to go towards the principal. Even with as little as $50 extra per month it will add up quickly and speed up the payoff process.

Now that’s something to cheers 🍻 to!

A lot can happen in a year. Or less!
This time next year you could be in your dream home!🏡

When you’re ready to look for homes, consider what works best for you now — and what will work best for you in the future. Ideally, you should plan on staying in your new home for the next five to seven years (or longer). Doing so can help you pay down the mortgage and build equity.

For a house to be your perfect home, it will have to grow with you.

🗝 If you’re planning on having kids, you may need an extra bedroom or two
🗝 Think you might start working remotely? You’ll want that home office
🗝 While you don’t want to overdo it and buy a five-bedroom home when you’re single, be sure to give yourself some room to grow.

Not that you need any help dreaming but here’s a few tips on bringing into realty!

Finding your dream home is a lot like finding the perfect partner.😜
It might take a while, but when you find the one, you know you’ll always have the support of someone who just gets you. And when you find your dream home, you’ll always have the perfect place to unwind and make memories.

To make your home buying experience smooth, here’s what I recommend:

🗝 Find your style
Consider what type of home will work best for you

🗝 Do your homework
To find your perfect fit, start by doing some research. Check out a neighborhood’s walkability score. Also, be sure to visit areas you’re interested in… in person too, especially if you’re relocating.

🗝Know your finances
Get your financial picture in order before applying for a mortgage. Remember, it helps to get pre-approved

🗝 Stay on budget
I recommend adopting the 28/36 rule. For example, your monthly housing expenses should not exceed 28% of your gross monthly income, while all your monthly expenses such as housing costs, car payments, etc should not exceed 36% of your gross monthly income.

Don’t be afraid to peek outside your price range BUT only under a few conditions!

In general, I don’t like to show my buyers homes outside of their price range, as it can create expectations of things they can’t afford. However, there are times when looking outside your budget does make sense.

Here are the Top 4 reasons why you shouldn’t be afraid to take a peek outside your price range:

1. You can’t find anything
In today’s market, there’s a lot of competition among buyers. In those cases, it makes sense to lookup

2. Gain valuable insight
Seeing properties above your specified price range gives you context, an understanding of what attributes like condition, amenities, finishes, location, and placement drive pricing higher (I strongly recommend narrowing your search based on priorities!)

3. You may actually get a better deal
Some properties within budget may need renovations. The higher-priced home may be newer and move-in ready, saving the buyer time and money in the long run

4. A higher amount might be totally manageable
Adding an extra $10,000 to your price point could make a big difference in the quality of a home or area. Keep in mind… on average, a $10,000 price bump only adds approximately $55 more a month to your payment!

So go ahead and stretch your imagination a bit 💭
