But first - apologies for being absent for the past couple weeks of market updates. I'm doing my best to be consistent, but I sometimes fail. I'm endeavoring to do better in the future!

Since the past update, there was mostly good news for sellers in Virginia and Maryland. In Maryland, the number of homes newly for sale increased, and the median list and median sale prices increased. Virginia had a decrease in the number of homes newly for sale, alongside a decreased median list price and an increased median sale price. The median time on market rose to 15 days in Maryland and stayed at 10 days in Virginia.

In the past week, there was another round of mixed news for buyers and sellers in Virginia and Maryland. In Maryland, the number of homes newly for sale increased, and, opposite from last week, the median list price increased while the median sale price increased. Virginia had a decrease in the number of homes newly for sale, alongside a decreased median list price and an increased median sale price. The median time on market stayed at 10 days in Maryland and increased to 7 days in Virginia.

In the past week, there was a mix of news for buyers and sellers in Virginia and Maryland. In Maryland, although the number of homes newly for sale decreased again, and there was another increase in the median list price, there was also another decrease in the median sale price. Virginia also had a slight increase in the number of homes newly for sale, alongside an increased median list price and a decrease in the median sale price. The median time on market rose to 10 days in Maryland and stayed at 6 days in Virginia.
