Happy Monday! It’s a big week in real estate news. New NAR settlement rules take effect Wednesday! There’s a lot of noise around this new development so I’m hoping this helps clarify some things. What it all boils down to is greater transparency in commission for BOTH buyers and sellers. What you need to know:

1. Every buyer represented by a NAR-affiliated agent 🙋🏽‍♀️ is now required to sign a Buyer Representation Agreement formalizing the relationship between the buyer and broker before touring properties.
2. Buyers agent compensation can no longer be advertised on the MLS. Compensation has to be advertised, offered, and negotiated outside of the MLS. This can be done through phone, email or in-person conversations with the listing agent.
3. Sellers can (and should!) still offer compensation to buyer brokers as a way to market their home or make their listing 🏡 more attractive to buyers. However commission should be determined and approved prior to disclosing to a potential buyer.

Let’s be honest, discussing finances with anyone is highly personal. One common concern I hear is wanting to keep business separate from personal relationships. And while I can completely understand that sentiment, I think it’s often based around misconceptions on my role as your agent.

While buying a home requires absolute transparency, examining your personal finances is not a my job 🗣️ That is the role of your lender. Of course, if you need a referral to a lender, I work with some great ones and would be happy to refer you. But did you know lenders are required by law to protect your personal information as well? Yes, even from your agent.

My role is to ensure you get a wise investment in the property you’re purchasing, and ensure we all adhere to the terms of the contract. Simply put, I don’t want to know any more than I NEED to know. I’d much rather talk finishes and square footage than credit line items.
