1️⃣ Set the right price: Before you decide to sell your home, feel free do a bit of research in your neighborhood to see what other homes have sold for. This will give you an idea of what price point you may want to list at and what profits you could make in the event of a sale. Be sure to get a Comparative Market Analysis (CMA) report from a licensed/experienced real estate agent before listing the property for sale.
2️⃣ Enhance curb appeal: You can make a GREAT first impression with some minor landscaping and it may not be as expensive as some may think. If you're low on cash and have a green thumb, feel free to pull some weeds or plant some beautifully potted flowers you can get from your local hardware or grocery store.
3️⃣ Stage for success: Staging creates a very inviting atmosphere and gives potential buyers the opportunity to visualize their furniture placement and makes the property feel like a home. If you're still going to be living in the home throughout the sales price, consider decluttering the home with personal items that may not get used often and put them in a storage shed or garage so that it's out of sight when buyers are touring.
4️⃣ Market aggressively: Your realtor should not only be marketing your home on the MLS, but it should be posted on ALL their social media platforms. In addition, it is important that your real estate agent offers complimentary professional photography that draws lots of online attention and increases showing requests and open house attendance.
5️⃣ Be flexible with showings: It is crucial to be accomodating with buyer's showing schedules to improve the chances of a quick sale. If you're still going to be living in the home throughout the showing process and you work from home, consider going to a friend/family member's house, your local coffee shop or even plan a trip so that the showing schedule is wide open for buyers and their agent's to tour.
6️⃣ Work with an experienced real estate agent: Working with an EXPERIENCED realtor gives you the opportunity to tap into their network and skillset. A tenured agent with proven results will have the awareness of current market conditions, trends and be able to better assist you with pricing and reviewing offers from potential buyers. This is probably the most important step because a great realtor can save you both time and money throughout this already laborious process and take some of the pressure off of the seller.
