Are you waiting to move because you think home prices will fall significantly? Here’s what you need to know: homeownership is about the long game. And every day you wait to buy, homes get more expensive.

Experts project home prices will increase by 3-4% per year over the next 5 years. The good news is, while prices are projected to rise, they won’t go up as drastically as they have over the past few years.

So, buying now not only lets you lock in today’s prices; it puts you in a position to build equity too.

Trying to time the market rarely works. If you’re able to buy, but you’re waiting around to see what will happen with prices or mortgage rates, think about this: what’s more important, waiting for the “perfect” moment or getting ahead now?

Boomers are still dominating as buyers. It's never too late to buy, even in a challenging market! Check out the stats!

Boomers continue to dominate home buying AND also make up the largest share of home sellers.

Millennials started strong in 2023, but rising mortgage rates (6.65% by March) and high home prices (the median home price is $412,000 in February) pushed many out of the market. Most millennials rely on savings for down payments, making it harder to compete.

Baby boomers, on the other hand, often use equity from homes they already own. This lets them make bigger down payments and borrow less at today’s high rates.

Last year, boomers made up a large share of buyers:
🔹 26% were younger boomers (ages 60–69)
🔹 16% were older boomers (ages 70–79)

They bought homes to be closer to family, retire, or downsize — and also led the market as sellers, making up 53% of listings in 2024. Younger boomers tended to move to small towns and planned to stay for 20 years, while older boomers preferred suburbs and homes built around 1999.

Younger millennials remained more mobile, typically selling after five years, while older boomers sold after 16 years.
