A major change to residential appraisal reporting is coming Nov. 2.

UAD 3.6 will replace the current appraisal forms with one dynamic report for loans sold to Fannie Mae or Freddie Mac. Appraisers will collect more detailed information about renovations, materials, property features, and the condition of the home.

REALTORS® can help clients prepare now by encouraging sellers to gather renovation records, permits, certificates of occupancy, and documentation for special features before the appraisal.

The General Assembly of Delaware has finally adjourned for the year. Senate at 5:02 a.m. and House at 5:42 a.m.
(no comment on that).

Delaware Association of REALTORS® got another win in the process. HB 458 passed!

HB 458: This Act prohibits counties and municipalities from requiring the use of water backflow preventers in certain types of low hazard buildings. In doing so, this Act reduces costs for businesses and single-family residential homeowners by exempting them from backflow preventer installation and inspection requirements in buildings where backflow does not pose a risk to fresh water or drinking water. Buildings deemed low hazard will nonetheless be required to have backflow preventers if they have fresh water supplied by a public well.
