You didn't set out to be a real estate investor. But you might already be one.

It usually starts simple: you buy a place to live. Life changes, you move, and instead of selling, you rent it out.

Fast forward a few years. The mortgage is paid down. The property has appreciated. Rent's gone up. And somewhere along the way, "the condo I used to live in" quietly became an investment property.

That's the moment worth pausing on.

Because here's what most owners miss about a 1031 exchange: it's not just a tax move you consider when you're ready to sell. It's an investment mindset shift.

A few questions worth asking yourself right now, even if selling isn't on your radar:

→ What's this property actually worth today, not what you paid for it
→ Is the rental income keeping pace with the market
→ Could that equity be working harder somewhere else
→ If you sold, what would you want to own next

You don't need to have an answer. You just need to start asking.

Because a 1031 exchange isn't only about deferring taxes; it's about repositioning your investment: one property for another, one market for a different one, or several smaller properties for a single larger asset.

The accidental landlord who bought a condo a decade ago might be a lot further along in their investment journey than they realize.
