Another major chain is coming to the area. 👀

Zaxbys has announced plans for a new location in Spotsylvania, joining the wave of new businesses investing in the area.

The new location is currently under construction in the Thornburg area, just off Mudd Tavern Road near Interstate 95 and the future Kalahari Resort development.

As a local Realtor, I pay close attention to projects like these because they often signal broader trends in the area. New restaurants, retail, entertainment, and major developments can bring jobs, attract new residents, increase demand for housing, and shape the future of a community.

Over the past few years, we've seen significant growth throughout Spotsylvania and the Fredericksburg region. Between Kalahari Resorts, 7 Brew Coffee, new commercial development, and continued residential expansion, it's clear that more businesses are recognizing the area's potential.

While some residents are excited about the additional conveniences and investment, others have concerns about traffic, infrastructure, and how growth may impact the character of the community.

Between all the new restaurants, developments, and businesses coming in lately… it’s starting to feel like Fredericksburg is entering a whole new phase.

Because whether people want to admit it or not, Fredericksburg is changing FAST.

New businesses keep moving in.
Big developments are popping up everywhere.
More people are relocating from Northern Virginia.
And suddenly the area everyone used to overlook is becoming one of the most talked-about growth pockets in Virginia.

And this is exactly why people who bought here years ago are sitting back like 😌

Because in 5 years?
Fredericksburg probably won’t feel anything like the Fredericksburg people remember today.

Some Fredericksburg-area HOA rules are getting VERY specific 👀😂

- No work trucks or commercial vehicles overnight
- Trash cans must be hidden from view
- Approval required before painting your front door
- No backing into parking spaces
- Basketball hoops can’t face the street
- Holiday decorations must come down by a certain date
- Grass can’t exceed a certain height
- Boats, RVs, and trailers not allowed in driveways
- No garage sales without approval
- Outdoor toys and bikes can’t stay visible
- Some fences require HOA-approved colors/styles
- Limited street parking for guests overnight
- No drying clothes outside
- Mailboxes must match HOA standards
- Certain plants/landscaping may require approval
- Satellite dish placement restrictions
- No signs in yards beyond approved types
- Exterior lighting brightness/style restrictions
- Pet breed or pet quantity restrictions
- Pressure washing may be required for siding/driveways

We get it - HOAs exist to keep neighborhoods maintained, organized, and protect property values 👀

But be honest…
Would you actually want to live in a neighborhood without an HOA? 😂

No rules. No approvals. No one telling your neighbor they can’t park an RV on the lawn 😭

There’s definitely a balance.

People used to laugh at the idea of buying in Fredericksburg.

It was “too far.”
“Too quiet.”
“Just a commuter town.” 😂

Now?
Developers are pouring money into the area.
Luxury projects keep getting announced.
Restaurants and businesses are expanding fast.
And more buyers are paying attention than ever before.

Because the truth is… people are starting to realize Fredericksburg sits in a VERY unique position:
