New Listings Rise as Summer Comes to a Close
Just as summer winds down, we’re seeing a bit of a shift: new home listings in the U.S. are up 1.2%, reaching a three-month high. At the same time, pending sales dipped 1.3%, touching their lowest point since March. The median asking price saw a slight 0.1% drop, even though the median sale price is still up 1.8% compared to last year—likely a reflection of higher mortgage rates and that ever-present economic uncertainty.
As someone who’s guided all kinds of buyers and sellers through changing markets, I know these numbers can feel like a lot to sort through. Whether you’re just starting out, making a move, or recalibrating, the key is understanding what’s behind the data—and what it means for your next step. I’m always here to help break it down, minus the fluff.
