Market Update!

🏡 The Western NC real estate market is shifting, and the second quarter of 2026 brought some encouraging signs for BOTH buyers and sellers!

After a slower start to the year, buyer activity picked up significantly this spring. At the same time, more homes are hitting the market, giving buyers something they haven't had as much of in recent years: CHOICES.

📊 Here’s what Q2 looked like in our Mountain Region:

🏠 Inventory increased 37.8%, averaging 2,721 homes on the market
📈 New listings increased 4.7%
⏱️ Average Days on Market: 77 days
⚖️ Months of inventory: 5.3 months, putting us in a much more balanced market
💰 Average sales price: $423,693, UP 2.4%
💵 Median sales price: $315,218
🤝 Sellers received an average of 97.8% of asking price
🔑 Approximately 640 homes closed each month

So, what does all of this actually mean?

👉 For sellers: Homes are still selling, values remain strong, and sellers are capturing nearly 98% of asking price. But with inventory up almost 38%, buyers have more options. Pricing correctly from DAY ONE and making sure your home shows its best are more important than ever.

We're also seeing sellers benefit from being proactive with repairs and even completing pre-listing inspections. Taking care of the little things before going on the market can help eliminate surprises during due diligence and make buyers much more confident about moving forward.

👉 For buyers: More inventory means more choices and a little more breathing room. You may not have to make the split-second decisions we saw during the height of the seller's market, but desirable, well-priced homes can still move quickly.

And perhaps the most encouraging statistic? Prices haven't fallen despite the increase in inventory. The average sales price actually increased 2.4%.

Western North Carolina is looking much more like a healthy, balanced real estate market, and there are opportunities on both sides of the transaction.
