Along with all that character, there are a few practical things I always encourage buyers to understand:

🔍 Age and condition of the roof, HVAC, plumbing, and electrical
🪟 Windows, insulation, and overall efficiency
🛠️ How the home has been updated and maintained
📐 Whether the layout and storage work for everyday life
🌳 The neighborhood and location

August is a good time to give your home a little attention before fall calendars start filling up. You don't have to tackle everything at once. A few simple projects now can help keep your home comfortable and prevent bigger repairs later.

A few things worth checking this month:

🍃 Clean gutters and make sure downspouts are clear
🔨 Inspect decks, patios, and exterior steps
🌳 Trim branches away from the roof
🔥 Schedule fall heating and chimney service
💧 Have irrigation systems checked
🏠 Replace your furnace filter

I’m so excited to share that I’ve officially joined Lakes Sotheby’s International Realty!

After many wonderful years with Fazendin Realtors, this transition is both exciting and a little bittersweet. I’m incredibly grateful for the relationships and friendships that have shaped my career, and especially thankful that so many of the people I’ve loved working alongside are making this move with me.

What excites me most is what this means for my clients: the same personal, hands-on service I’ve always believed in, now backed by the incredible reach, resources, marketing, and global recognition of the Sotheby’s International Realty brand.

My approach isn’t changing. It’ll still be me answering texts, obsessing over the details, and doing everything I can to make buying or selling a home feel a little less overwhelming and a lot more personal. Just now with some pretty amazing new tools behind me.
