Hiring a listing agent shouldn't be a coin flip with your biggest asset. 👏

Most people pick a listing agent based on what looks good on paper. The sales volume, the years in business, a few solid Google reviews.

None of that tells you how the sale is actually going to go. The agents worth hiring set themselves apart in different ways.

It's in the questions they invite you to ask, the strategy they bring to the table before your home ever hits the MLS, and the way they communicate with you through every step of the sale.

That's what's worth paying attention to when you're choosing who to trust with one of the biggest financial decisions of your life.

The worst real estate advice in South Florida sounds right until it costs you money.

I hear the same myths every week. From clients, from DMs, from people repeating something they read online without checking if it actually held up.

Some of these are harmless. Others have cost people tens of thousands or set their plans back by months.

I'd rather be the agent who gives you the honest answer now than the one who stays quiet and lets you learn it the hard way.

But some of the least stressful moves happen when people start planning months before they actually list.

Preparing early gives you flexibility.

It allows you to:

• Declutter one room at a time
• Complete small repairs without rushing
• Explore your options if you need to buy before you sell
• Understand your home's value
• Create a realistic timeline that works for your family

Even if moving is only a possibility right now, gathering information early can make the entire process feel much more manageable when the time comes.
