These two are a perfect example of how different every real estate move can look.
One has me representing a buyer in Spring Hill, while the other has my Wesley Chapel listing officially under contract!
Two different homes, two different sides of the transaction, and two sets of people with their own plans for what comes next.
Now we move into the part that happens between “Under Contract” and “Closed", inspections, deadlines, paperwork, walkthroughs, and all the little details that need to come together along the way.
There’s still work to do, but getting those contracts signed is a pretty good way to start the week. 🙌
Next stop: the closing table! 🔑

Buying or renting? There isn’t one right answer!
I know, probably not the answer you expected from a Realtor 😂
Homeownership can offer some great long-term advantages, but that doesn’t automatically mean everyone who can buy should buy right now.
Sometimes renting makes more sense for your finances, your timeline, your career, or simply the amount of flexibility you want in your life.
The better question is: What makes sense for you over the next few years?
How long do you expect to stay in the area? What would buying actually cost each month once taxes, insurance, HOA, or CDD fees are included? How much cash would you have left after closing? And are you ready for the maintenance and responsibilities that come with owning?
Those answers matter a lot more than someone simply telling you that renting is “throwing money away.”
I put together this side-by-side because understanding the differences is a much better place to start than assuming one option is always better than the other.
Sometimes buying is the next move. Sometimes renting is. Knowing why is the important part!

Looking at everything together on one map really puts into perspective just how far my work has taken me across Florida!
Every pin represents a property where I’ve had the opportunity to represent a buyer or seller, and I actually love that no two of them look the same!
Some were homes, some were land, some were local moves, and others had me traveling well outside my usual stomping grounds.
If there’s a Florida address involved, chances are I’m willing to put some miles on the car 🚗🏡

“Zillow says my house is worth WHAT?!” 👀🏡
Sometimes that number is exciting. Sometimes it’s disappointing. And sometimes it leaves you wondering where in the world it came from.
Online home estimates can be a useful starting point, but that’s exactly what they are: a starting point!
When I help a seller determine where their home should be positioned, I’m not trying to prove an online estimate right or wrong. I’m looking at the bigger picture and asking a much more important question:
What would today’s buyers realistically pay for this home in today’s market?
That answer requires more than an algorithm.
And when you’re making decisions about one of your biggest assets, context matters.

Your house doesn’t have to be for sale for you to know what it’s worth!

24 years later, no words still feel big enough for this day. 🇺🇸
What stays with me most isn’t only the tragedy. It’s what people chose to do in the middle of it.
They helped. They carried strangers. They ran toward buildings everyone else was running from. They opened their homes, stood in line to give blood, searched for people they had never met, and reminded an entire country what humanity can look like on its darkest day.
As the years pass, September 11 becomes history for more and more people who weren’t alive to experience it. For those of us who were, it will never feel like something that belongs only in a history book.
That’s part of why remembering matters.
Today I’m thinking of the nearly 3,000 lives that were taken, the first responders and ordinary citizens whose courage we witnessed, the families who have lived with an empty seat ever since, and everyone whose life can still be divided into before that morning and after it.
May we continue telling their stories, saying their names, and remembering not only what America lost that day, but the way Americans showed up for one another afterward.
September 11, 2001. We will never forget. 🇺🇸

Just days before our listing agreement was set to expire, we got the news we’ve been working toward… UNDER CONTRACT! 🎉
This one took some patience. We talked through price improvements, held open houses, welcomed many, many showings, listened to feedback, made adjustments along the way, and kept working toward the right offer!
And now the fun really begins.
While we work through inspections, deadlines, and everything needed to get this home successfully to the closing table, we’ll also be searching for my sellers’ next home. The countdown is officially on, and I couldn’t be more excited for my clients and what comes next! ❤️

Happy Labor Day! 🇺🇸
Today is a good excuse to close the laptop, put the to-do list down for a little while, and enjoy the people and places we work so hard for in the first place.
I’m especially thankful for all of the people whose work keeps our communities running every day, including plenty of jobs we probably don’t think about until we need them!
However you’re spending the long weekend, I hope there’s good food, good company, a little sunshine, and absolutely nothing urgent on the agenda. ☀️🌴
