Hey home buyers! You pay for an inspection, you own the report. You only need to share it if you are going to ask for something from the seller, otherwise anyone who would like to see it has to ask permission of you. You can ask for at least partial reimbursement before sharing if you like. Your agent should never freely distribute your inspection report.

If you are looking for a home, or you have purchased a home in the past, was the expectation that you would have to make repairs and possibly renovate some spaces or were you looking for something move-in ready? With exceptions of course, it seems like buyers of today are looking for move-in ready versus the delayed gratification of fixing up a home themselves overtime. Thoughts?

Roofs have become a big deal when purchasing a home. As in, if it’s too old it may be very difficult (if not impossible) to get homeowner’s insurance. So - if you are selling your home, and you have a roof well past its useful life, should you replace it before selling? If you are buying, should you purchase a home with a roof past its useful life? Buyers tend to focus mainly on price when making an offer, especially first time home buyers or new buyers to this never ending sellers market here in Connecticut. I’m here to tell them (and you) that terms can be equally critical when it comes to decision time for a seller, and great terms can even get you the house for less than what someone else offered 🏡

Central air or no central air? That is the question! Many homes in our market still do not have air conditioning as our housing inventory is much older. This is a shock to some people, especially those coming from other parts of the country where air conditioning is pretty standard. Could you, would you live in a house without central air? Excluding these homes from your search can cut your options down by almost half in some cases.

As a seller in Connecticut, did you know that you have to sign an affidavit at your closing indicating that all smoke and CO detectors are properly installed and operational? Well, now you do! Before you list, make sure you have reviewed the placement and operation of all of your detectors. If anything is older than 10 years, replace it.
