When you apply for a mortgage, your lender will review more than just your credit score.

They’ll also look at your last 3 months of bank statements.

They’re looking for things like:
šŸ¦ Overdrafts
šŸ’° Large unexplained cash deposits
šŸ’³ Sudden increase in spending or new debt

It’s not about being perfect, it’s about showing consistent, responsible financial habits.

A large cash deposit without documentation can raise questions during the loan process.

Lender simply want to understand where the money came from and see stable, verifiable income and spending.

Eligible buyers can receive up to 5% of their mortgage amount (up to $35,000) toward down payment and closing costs, NO monthly payment on the assistance.

This applies to many professions, healthcare, education, law enforcement, fire and rescue, corrections, military and veterans, and many support roles too.

There are 20+ professions that may qualify just under healthcare alone.

Income limits vary by county and tend to be higher than people expect, so it’s worth checking even if you think you might not qualify.

Under contract on a house? Don’t touch your wallet just yet šŸ˜…

Here’s something a lot of buyers don’t realize: your lender checks your finances again right before closing, not just at pre-approval.

If anything changes in between, it can delay or even jeopardize your closing.

A few things to hold off on until after you have keys in hand:
🚫Open a new credit card
🚫Financing a car
🚫Buying furniture on credit (yes, even for that new living room set).

That home that’s been sitting on the market for 30+ days? That might be your opportunity.

Here’s a strategy a lot of first-time buyers don’t know about:

Instead of asking the seller to drop their price, offer full asking price and ask for seller concessions instead.

Real example:
šŸ Home price: $500,000
šŸ’°You offer: $500,000 (full price)
šŸ¤ You ask for: 3% in concessions = $15,000 back at closing.

That $15,000 can go toward your closing costs, meaning more of your own cash stays in your pocket after closing.

The seller gets their number. You keep your savings. Everybody wins āœ…

*This strategy won’t work in every situation, concessions are subject to lender and loan program guidelines, so it’s important to confirm what’s allowed with your lender before writing an offer.
