Summer is here and your home has a short to-do list worth getting through. None of this is complicated, but staying on top of it now saves you from much bigger headaches later. 🌡️

1️⃣ Service your HVAC
Do it before it breaks on the hottest day in August. A quick tune-up keeps it running efficiently all summer and extends the life of the unit.
2️⃣ Clean out your gutters
Spring storms leave behind more debris than you'd think. Clogged gutters lead to water damage, and water damage is never a cheap fix.
3️⃣ Check your caulking and seals
Walk the exterior and look around windows, doors, and anywhere different materials meet. Small gaps turn into bigger problems faster than most homeowners expect.
4️⃣ Test your smoke and carbon monoxide detectors
You know you should. Here's your reminder. Fresh batteries take five minutes.
5️⃣ Reseal your deck or outdoor wood
Summer is the right time to do it before the wood dries out or starts to crack. A little preventative care adds years to it.
6️⃣ Flush your water heater
Sediment builds up over time and tanks run less efficiently because of it. Most people never do this, and most people also replace their water heater earlier than they should.
7️⃣ Check your weather stripping
If cool air is escaping your home, your energy bill is higher than it needs to be. Easy and inexpensive to replace.

The homes that sell for the most in the Des Moines area are almost always the ones that have been consistently maintained. This stuff matters.

Curb appeal can make or break a first impression, and you don't need to landscape your entire front yard to move the needle. Here are the fixes that actually matter. 🌿

1️⃣ Clean everything first
Pressure wash the driveway, walkway, and front of the house before you do anything else. You would be amazed how different a home looks when it is simply clean. It's the lowest cost, highest impact thing most sellers overlook.
2️⃣ Add fresh mulch
A clean layer of dark mulch in your flower beds instantly makes the front of the house look more intentional and well maintained. It's inexpensive, photographs beautifully, and takes an afternoon to do.
3️⃣ Give the front door some attention
Paint it, update the hardware, add new house numbers, or all three. The front door is the focal point of every listing photo and every showing. It deserves more attention than most sellers give it.
4️⃣ Update your outdoor lighting
A simple light fixture by the front door or a few pathway lights makes a home feel warm and welcoming, especially in listing photos taken at dusk. Small change, big visual impact.

Buyers form their first impression before they ever step inside. In the Des Moines market, that impression starts at the curb.
