EXPIRED LISTING? LET’S TRY A DIFFERENT APPROACH.

If your home listing expired, it doesn’t necessarily mean there’s something wrong with your home.

Sometimes it means the marketing missed the mark, the pricing strategy wasn’t aligned with current market conditions, or the right buyers never saw it.

When I take on an expired listing, I don’t just relist it and hope for a different result. I look at what can be done differently.

Here are a few things I focus on:

• Professional photography and video marketing. Buyers shop online first, and first impressions matter. High-quality photos, video tours, drone footage (when appropriate), and social media content can dramatically increase interest and engagement.

• Creating a neighborhood outreach campaign with letters, door hangers, calls, and texts. Your neighbors often know someone who would love to live nearby.

• Providing staging and curb appeal recommendations that don’t require spending thousands of dollars. Small changes can create a powerful first impression and help buyers emotionally connect with your home.

• Analyzing current market trends and buyer activity. Real-time market data matters, and understanding what buyers are doing today can help us make better decisions tomorrow.

• Identifying and targeting the most likely buyer for your home. Every property appeals to a specific audience, and marketing should be tailored to reach those buyers where they’re searching.

• Hosting strategic open houses and making sure the surrounding community knows about them through neighborhood outreach and digital promotion.

• Providing weekly updates on showings, online views, buyer feedback, and market activity so we can make proactive adjustments before the listing becomes stale.

Selling a home isn’t about putting a sign in the yard and hoping for the best.
