You can’t hide these from your lender 😬

When you’re applying for a mortgage, these are 4 things they’ll be sure to look for 👇

1. They will look for your accurate credit score

You can’t slap a filter on this one. Lenders will pull your credit report, and yes, they’re checking all three bureaus to see how you handle debt

2. They will look for sources of income and where it came from

Lenders need W-2s, pay stubs, and/or tax returns to verify that your income is legit, stable

If you receive a gift from family (large sum of money), they’ll be looking for documentation of where it came from

3. They’ll look to see if you have job stability

AKA, you can’t quit your job to pursue your dream of being a full-time dog influencer right before closing...That’s a no from your lender, unfortunately

They want consistency and predictability

4. They’re checking your debt-to-income ratio

Lenders are checking to see how much of your debt is eating up your paycheck

They factor in loans, credit card debt, student loans, car payments, etc

✨Bottom line: get your finances in order before applying for a loan and don’t be scared to reach out to a lender to see where you stand- they aren’t judging you!

And be warned: overpricing isn’t a bold strategy. It’s a risky one

🧐This generation knows how to spot red flags more than ever...

Like a home that is

-Clearly higher priced than nearby comps

-Lacking key upgrades for the price

-Sitting on the market longer than average

Also with higher rates and rising prices, buyers are NOT overpaying for your home... trust

They want a home that appraises and fits their budget

Often, I hear people worrying about what others are saying about the market

Take a seat because we’ll be here for a minute...

IF you’re waiting for rates to plummet that is 😩

By now, I’m sure you’re noticing that rates are riding a wave of lows and highs changing every day

This is the reality- one day they can inch down and the next they’ll come back up

This is why I recommend you be READY at all times to apply for a loan when rates are a bit better

We won’t see 3% rates again in the foreseeable future and we won’t see 5% rates tomorrow

So if you’re ready to buy and are itching to move- go ahead and get pre-approved so you’re ready to take action

Hesitation is normal, but shouldn’t be a roadblock

We all have our reserves and excuses for why we don’t do things but 2025 is the year of letting go 😌

We’re no longer having reasons why we can’t do things but instead finding the solutions to move forward
